Send Your PlansEvery drawing set is stamped and signed by John S. Lovrovich, PE, a Washington-licensed Professional Engineer. Nothing is outsourced and no third party stamps our work.
We deliver clear, stamped drawing sets with the detail building departments and contractors need to move your project forward.
No account managers between you and your engineer. Owners and project managers talk to the person designing and stamping the drawings, start to finish.
We track Washington State Building Code adoption cycles and local amendments, and we know how building departments from Grant County to the Wenatchee Valley and Tri-Cities actually run plan review.

Four reasons owners, builders, and project managers across Washington State trust JSL Engineering with their most important projects.
The engineer who designs your structure is the one who answers your call, sits in your meetings, and writes the plan review responses. Owners and project managers get direct access to senior judgment instead of a coordinator relaying messages.
Three decades of residential, commercial, and multifamily work across Washington means field-tested judgment about the conditions that actually govern here: snow loads east of the Cascades, seismic categories that shift across the state, expansive and collapsible soils, and what each building department expects to see.
Most projects need both. JSL provides integrated engineering from foundation design to site grading and stormwater, which removes a coordination handoff and keeps your permit package moving as one set.
We engineer for real-world construction and real-world reviewers. Sets are clear, dimensioned, and detailed around the questions contractors ask in the field and the corrections Washington plan reviewers actually issue.

JSL Engineering is licensed in Washington State. Our work is concentrated in Central and Eastern Washington, including Moses Lake, Grant County, the Columbia Basin, the Wenatchee Valley, and the Tri-Cities, and we take projects statewide. Every drawing set is stamped by a Washington-licensed Professional Engineer.
Yes. While headquartered in Moses Lake, we serve clients throughout Grant County, Eastern and Central Washington, the Wenatchee Valley, the Tri-Cities, and across the state. Because we are a small team, the engineer on your project is the same person you talk to, wherever the project sits in Washington.
The process starts with a conversation about your project. We review the scope and provide a proposal with engineering scope, fee, and timeline. After authorization, we develop the engineering design and coordinate with your team. The deliverable is a complete set of stamped, permit-ready drawings. We stay available for plan review responses during the permit process.
Structural engineering focuses on the building itself: foundations, framing, beams, columns, shear walls, and the load-bearing systems that keep a structure safe. Civil engineering addresses the site: grading, drainage, utilities, access, and stormwater management. Many projects need both, and JSL provides both disciplines in-house.
Many projects need both. Architects handle design, floor plans, and occupancy-related building codes. Structural engineers handle the technical systems that make the structure safe. We work alongside architects regularly and can help coordinate the right team for your project. Read our full guide on the difference →
Yes. Structural assessments are a regular part of our work. Whether you are adding to an existing home, converting a commercial space, or need a structural letter for a real estate transaction, we can evaluate existing conditions and provide the documentation you need.
Absolutely. We work directly with general contractors and construction teams on a regular basis. We respond to RFIs and field questions promptly, and we understand that contractors need practical, buildable drawings, not just calculations on paper.
